Granada Park Mountain View

The current advertisement for Granada Park by Barry Swenson townhomes screams "Hurry In, Only 5 Homes Remaining". I wonder how long it would take to sale remaining five new Mountain View homes, if Barry Swenson started to sell 20 units of Granada Park in spring of 2007.

Also in Mountain View, "Granada Park Townhomes" built by Barry Swenson have 20 new units for sale. "It's coming along really well," Stacey Zembik, community sales manager, said. "It's a charming enclave of 20 attached townhomes," she said, adding, it's "really a plus for a townhome to have a generous-sized back yard."
"We have GE Profile stainless-steel appliances, (and) we have alder wood cabinets," she said. "It has Craftsman architectural detail."
The enclave features a preserved redwood tree in the middle. Each home comes with hardwood floors and granite-slab countertops in the kitchen.
The units range from three to four bedrooms. They come with two and a half baths and two-car garages. Prices range from $800,000 to the low $900,000s.
The company has 19 units available. Buyers can expect to move in by May or June of this year

Skyline at Tamien San Jose

The Skyline at Tamien luxury condominium development by Barry Swenson Builder is conveniently located at the corner of Alma and Lick Avenues in San Jose. The condos are located within walking distance to VTA Tamien station near downtown San Jose, a transit station that services CalTrain, light rail and bus services that go as far south as Monterey and as far north as San Francisco. The land around the Tamien Station is going to be built out into a 3.6 acre park concurrently with possible second phase of Skyline at Tamien condominiums. The second phase temporally put on hold.

Tamien Skyline San Jose consists of 121 residences ranging in size from 600sf to 1600 sf in one, two and three bedroom units in town homes and residential towers. The penthouses are situated on the 11th story of both towers and there are 12 three story townhome units along Lick Avenue. The condo project was originally set to include 242 homes, but second tower was put on hold after the first residential tower failed to attract the home buyer interest that Barry Swenson Builder had hoped. The condos at Skyline Tamien station are currently on the market as rental condos for up to five years. The current rental prices are very attractive, the asking price for new one bedroom condo start from $1,500, two bedrooms condo starts from $1900 per month. The same units were on sale last year for $350,000 and $450,000 respectively

The Works San Jose

The Work San Jose, 88 units condo complex with 124 parking spaces located at 125 Patterson Street, San Jose and was successfully completed in March 2007. The complex is located conveniently just minutes from downtown San Jose near highway 280.

By April 44 units out 74 for sale have been sold in The Work San Jose. One bedroom, one bathroom units were sold in January, the remaining condos have the following prices $510K for 1 bedroom/1.5 bathroom, $550K for 2 bedroom/2 bathroom condos. 15 affordable below market price homes were priced between $285,000 - $365,000. The Work San Jose HOA fees set around $340 and not tax deductible.
