Enclave at Waverly Park Mountain View

Enclave at Waverly Park is new 53 new single family homes development in Mountain View adjacent to Los Altos by SummerHill Homes developer located on the old Pumpkin Patch farm property. The new homes are approximately from 2,500 to 2,950 sq.ft, have 4 - 6 bedrooms with 2.5 - 4 baths on 8,000 sq.ft. lot and priced from $1,600,000. HOA fee at Enclave at Waverly Park will be around $60 per month and will cover open space landscaping.

The Enclave at Waferly in Mountain View

The Waverly Park is the well established and most upscale neighborhood of Mountain View sits upon what used to be orchard land. The Pumpkin Patch was one of the few remaining farm area in Mountain View and covered 15 acres at the corner of Levin Road and Grant Road. A few years ago nearby Los Altos unsuccessfully tried to lobby Mountain View to set aside 5 acres section for an organic farm, but all 15 acres were converted from agricultural to residential use, because the housing market would not benefit the concept of a housing development located next to a working organic farm. As result Pumpkin Patch farm followed the fate of Satake Estates nursery in Mountain View where Palo Alto based developer Summerhill Homes built 30 new homes of Satake Estates development.

Enclave Mountain View

The Enclave at Waverly Park community is conveniently located in 1.5 mile drive away from highway 85 and 2.5 miles drive from highway 280, but it may take extra time to reach the work office during rush hours due to traffic congestion on Grant Road. For example Apple’s office is within 4.6 miles from the new Bay Area homes and commuting to Cupertino should be easy with a traffic going in the opposite direction, while Googleplex is one the same driving distance from distance The Enclave homes, but no one would recommend to use highways to reach the Googleplex during commute hours and local roads a slow.

Enclave at Waferly Mountain View

The Enclave at Waverly Park brand new homes located within Mountain View Whisman School District and the Mountain View Los Altos High School District attendance area and served by the public schools in Mountain View : Frank L. Huff Elementary School on 253 Martens Avenue, Graham Middle School on 1175 Castro Street, Mountain View High School on 3535 Truman Avenue. The schools had the following API scores in 2010: Huff Elementary School - 929 API, Graham Middle School - 814 API and Mountain View High School - 861 API. There are also two private schools nearby - Saint Joseph Elementary K-8 school on 1120 Miramonte Ave. and Saint Francis High School at 1885 Miramonte Ave.

The sales office address for Enclave at Waverly Park is 2720 Pavo Lane, Mountain View, it would be better to use 3119 Grant Road, Mountain View, CA 94040 for driving directions to new homes on the border Mountain View and Los Altos.

Does it make a sense to buy house in Enclave? It sounds like it would be better to buy old house nearby on bigger lot and remodel it.

Probably doesn't make sense to buy a 2,500 sq ft house for $2M (once you factor in upgrades). You can probably save a few hundred thousand in doing the upgrades yourself or pay the same amount for much more square footage.

Well, clearly it makes sense to some people. A lot of people don't want to deal with the hassle of re-modeling and would prefer to have a brand-new home. Tradeoffs.
