Fusion Sunnyvale Townhomes Review

Fusion at Sunnyvale, a new Silicon Valley townhouse community, is on sale now. This development was known as Serrawood Sunnyvale and 14 new homes were built by John Laing Homes that declared bankruptcy in 2009. While 14 home were successfully auctioned during bankruptcy, O’Brien Homes took over the project from failed developer and plan to build 228 brand new townhomes in Sunnyvale off East Duane and De Guigne Avenues.

There are several changes to construction from the initial projects. The developer added 30 bedrooms and simultaneously increased the size of the garages to tandem parking. Apparently bigger garages should encourage residents to park in their garages and common spaces, but not on the public streets like it happened in Arbor Real at Palo Alto new homes development with a lottery for street-parking permit, with "resident winners" having to pay $25 a month for parking. The community center for new homes is dramatically increasing it’s previous functionality by adding a fitness center, 12-seat theater room, living room, Wi-Fi lounge, and an outdoor living room with a fire pit, while retaining a spacious kitchen. In order to make new Sunnyvale homes more affordable for average Bay Area resident, O’Brien Homes decided to not include the swimming pool to the amenities. The absence of expenses for pool maintenance would definitely reduce Homeowner Association (HOA) dues at Fusion Sunnyvale to approximately $300 per month depending on the size of new town home.

New Sunnyvale townhouses are surrounded by combination of residential, retail and industrial and located in close proximity to the entertainments in revitalized downtown Sunnyvale with restaurants on Historic Murphy Avenue, shops like Macy’s and Target, and future 15-screen movie theater. In the same time the community located with easy driving distance from the top Bay Area Companies.

Fusion at Sunnyvale lies within attendance area of Sunnyvale Elementary District - San Miguel Elementary school, Columbia Middle school, and Fremont Union High School district - Fremont High School.

To meet the demands of the rebounding home market in Bay Area, the developer selected several preferred mortgage lenders. The lenders - CitiBank, MetLife and Wells Fargo offer competitive mortgage rates and speedy loan process.

Fusion is located at the corner of East Duane and De Guigne Avenues. I was unable to use the address mentioned in my GPS (I assume since it is a new street). The entrance to the Info Center is on East Duane. The Info Center and models are open Mondays from 1 to 6pm and Tuesdays through Sundays from 11 to 6pm. The model homes are cool and the sales staff is very helpful.
