Classics at Sterling Park Palo Alto

Driving along highway 101 in the direction of Echelon Palo Alto condominiums I noticed a new 96 homes development by Classic Communities known as Classics at Sterling Park Palo Alto is located on a 6.5 acre site in Midtown district of Palo Alto at the intersection at 3270 West Bayshore Road and Loma Verde Avenue. The development replaced two vacant office buildings, and is bordered to the east by highway 101, to the north and south by offices, and to the west by Sterling Canal and single-family residential properties. As noise mitigation measure, due to the site’s close proximity to the Highway 101, the 14-foot-high, 800-foot-longconcrete wall will protect the future residents of Sterling Park Palo Alto from the noise of highway traffic.

Ten below market rate homes in Sterling Park Palo Alto units priced from $208,600 to $383,450, the price for remaining 86 houses will start from $1,500,000s. If you are not ready to buy million dollar homes in Silicon Valley, consider moving a little bit south and look for Bay Area lower priced homes at one of 75 homes in Echelon Palo Alto condos or 96 homes in Altaire Palo Alto, where prices starts from $700,000s, but the homes are a little bit smaller.

The kids from Sterling Park Palo Alto would attend almost the same schools as students from nearest Altaire Palo Alto home development, namely Palo Verde elementary, JLS middle and Gunn high schools. Keep in mind that Palo Alto School District usually places students in neighborhood schools closest to their residence based on the school district boundary lines. In case a neighborhood school is full, the neighborhood school will assign students to nearest school that has space within Palo Alto School District.

The sales center for Classics at Sterling Park is located at 3270 W. Bayshore Ave in Palo Alto.

Buyers beware, the Sterling Park community is located on the border of Palo Alto and Gunn high. It doesn't seem like the school district has even made its decision yet on which high school this community falls into. Check w/ the school district and don't rely on the information from the builder!

Sterling Park master planned community has done a good job of mixing 15 of large single family homes 13 patio homes with 39 townhomes and 29 condos. A very low HOA of only, $114 per month on the single family houses.Lots of choices of different floor plans.

Sterling Park builders have done a great job of adding parks and a walking trail to the Community recently. 101 freeway is close , but my wife and I had a hard time hearing anything from the buildings now for sale. We were impressed the quality of the wooden windows and detail inside the plan 9's and 10's.

Pretty floorplans! Knowledgeable staff... Insane prices. EEK!

I just dropped my review from a 4 star review to a 1 star.

Keep in mind that the homes here (including the single family homes) do not come with ownership of the land underneath. Even though the single family homes are sold as single family homes, ownership of land here is treated like a joint community. In essence, the reason for home prices in the Palo Alto area is due to land value. The actual house itself isn't worth that much. read more » Think about it... check your insurance. It only covers the value of the home, not the land because if something happened, then the home would need to be replaced; the land still exists. Asking around 1.5 million dollars for 400K worth of building materials is completely absurd. « show less

These Single Family Houses are actually Single Family Detached Condominiums.

I don't like the fact that classic communities (builder) and sales people are hiding this fact till the last.

All units in this including plan 9 and plan 10 that are being advertised as single family are titled as single family detached condominiums. Many lenders including BOA and Wells fargo are not willing to finance these. Lenders are afraid that condominiums loose value faster than single family homes. It will be tough to do refinancing with these expensive single family condominiums.

Funny thing is they have no sign in the office that says they are single family detached condominiums.

An owner of a condominium DOES own the land, but it's the whole land divide by the total number of owners. There is some pros and cons of owning a home in a community with homeowner's association. There will be limitations putting upon the owners, but the whole community will not be degraded because of a few homeowners' negligence in maintaining their outside appearance.

Has anyone seen the 599k new Models at Sterling Park ? Single story condos near 101 and West Bay Shore Ave Palo.
